888 O'Farrell Street
Window and EIFS Leakage Investigation and Repair Design

Some time after construction, the windows and exterior insulation and finish system (EIFS) began to leak. WJE was asked to investigate the leakage and recommend possible repair options.

CLIENT
Trinity Properties, Inc.

STRUCTURE
888 O'Farrell Street consists of two 13-story residential towers, located in San Francisco, California.

SCOPE OF SERVICE

WJE was both engineer and architect of record for the repair

WJE coordinated the activities of multiple consultants and contractors: mechanical consultant; aesthetic architect; industrial hygienist; window manufacturer; aluminum rainscreen manufacturer; and original structural designer for the building

  SOLUTION

In consultation with the aluminum panel manufacturer, WJE designed very large aluminum panels, many over six feet wide and nine feet tall, to meet the structural requirements of the project

In an effort to minimize costs, the EIFS and interior gypsum board were removed, but the existing steel studs and horizontal track were left in place to provide structural support for the new rainscreen

WJE also designed repairs to the steel studs where significant corrosion had occurred

Project was taken from design to completion in less than two years without any significant change orders
